The KMC Lease Administration team ensures that tenants are never over-charged by validating and verifying pass-though expenses especially for Common Area Maintenance (CAM) and Landlords do not miss out on expense recoveries that could have been billed back. We provide accurate audit of all past and current CAM charges along with other relevant operating expenses. KMC also anticipate future CAM pass-through obligations subject to changing terms, conditions or options.

Common Area Maintenance Audit Process
Step 1 - Contacting KMC
Fill out the inquiry form on KMC's website and a sales representative will be contact you within 24 hours of the query.
Step 2 - Analyzing the Project
Consultation and assessment of project details with VP of Sales and the Lease Administration Manager and the execution by client of a service agreement. KMC will customize its services to fit your needs with regards to transmitting the documents; data management and report format and content.
Step 3 - Receiving Documents
Lease, CAM pool chart and its corresponding list of accounts (from Landlord); Annual CAM Estimates (from Landlords); Annual CAM calculations and charges from Landlord (from tenant); lease abstract and other ancillary documents can be sent to KMC through the following methods:
- The documents can be e-mailed directly to KMC.
- The documents can be saved on to a CD and sent to KMC via a courier.
- The documents can be uploaded unto KMC's website with a secure password and access ID.
- The documents can be transmitted via FTP.
Step 4 - Reviewing CAM Provisions and Charges
The Operating Expense, Real Estate Tax, Insurance and additional rent provisions of the lease (and other related documents) will be reviewed in order to identify the following: tenant's pro-rata share of operating expenses; base year; caps; expense stops; estimated operating expense charges for the first year and exclusions if any.
Step 5 - CAM Reconciliation and Audit
CAM charges will be calculated based on the information gathered from the lease document and reconciled with the Annual CAM Estimates.
Step 6 - Revising CAM Estimates
The Annual CAM Estimate report is revised based on the CAM audit findings and is reviewed for accuracy. The report is then delivered to the client for appropriate processing.
